This stunning 2,800 square foot two-story home offers plenty of space to relax both indoors and out, including a large three-season porch on the first floor, a comfortable screened porch on the second floor with wood-paneled ceilings and a 65” television, and an expansive second-story deck with breathtaking views of the Atlantic Ocean. A small balcony overlooks the property’s relaxing private pool, which can be heated from early spring through late fall.

The professionally decorated interior spaces set this year-round property apart from others in the area. A variety of bedroom configurations ensure your party will feel comfortable with plenty of space to gather together or find quiet seclusion. From the fully equipped upgraded kitchen to the open-concept living area and large formal dining space featuring a custom-made dining table with seating for 12–14 guests, every thoughtful detail is aimed at making you feel right at home from the moment you arrive.

Please note: Guests bring their own linens or may use a local rental service. Starter supplies are provided; additional supplies should be brought or purchased as needed. A 3.5% fee applies to credit card payments. No early check-in or late check-out permitted.

Please note this property has two twin bunk beds. The top bunks are intended for children only; adults are not permitted on the top bunks. The property sleeps 16 total; however, due to the bunk bed configuration, occupancy is limited to 14 adults.

Off-season rates are based on occupancy of up to 12 guests. Additional guests, up to the maximum occupancy of 16, are subject to a $75 per person, per night fee. This fee is reflected in pricing on our direct-booking website. VRBO pricing does not include additional occupancy fees, which will be disclosed and confirmed prior to booking acceptance.

Policies

Payment Policies

A partial payment in the amount of 50% of the grand total is due upon booking. Remaining payment is due no later than 60 days prior to arrival. A separate refundable damage deposit is required in the amount of $2,500.00. If payment is made by credit card, a hold will be placed on the payment card on file 60 days prior to arrival. It will be automatically released on 21 days after check-out, provided no charges apply.

If CSA Damage Insurance has been purchased, the security deposit requirement will be waived.
All rental payments are non-refundable for any reason, including cancellations, government shut downs, etc., except as expressly set forth below. The guest has the option to purchase travel interruption insurance through various vendors. Rental payments may be refunded only if the Landlord or its agent is able to re-rent the accommodations to a third party during the rental term of this agreement, in which case the rental payments may be returned to Guest after receipt of payment from the third party less the sum represented by: (1) a cancellation fee in the amount of 15% of the gross or total rent due under this agreement and (2) the difference between the rental payments received under this agreement and the payment collected from the third party. In the event the Landlord elects to make a partial refund AND the Guest is also collecting a refund from a travel insurance company, the Landlord’s refund will not be greater than the difference between the amount paid by the Guest to Landlord and the amount refunded by the insurer. A Guest must show proof of payment received by the insurance company prior to payment being issued by the Landlord. Nothing herein shall be interpreted to obligate the Landlord to re-rent the accommodations or return any rental payments collected in the event of cancellation by the Guest.

Rules

Primary guest must be 30+. Home intended for multi-generational family vacations only. No parties, bachelor/bachelorette events, senior week, or golf outings.
Maximum occupancy may not be exceeded at any time without prior written approval. Violations may result in immediate cancellation without refund.
Quiet Hours: 10pm - 8am. Noise complaints from neighbors or local aurhorities may result in immediate termination of the reservation without refund.
House Rules (Strictly Enforced)By booking this property, the primary guest agrees to comply with all House Rules and understands that violations may result in immediate removal from the property without refund, additional charges, and/or involvement of VRBO Support.
Children: A child is defined as any guest 15 years of age or younger and must be included in the total guest count.
Smoking & Substances: No smoking, vaping, or use of recreational drugs is permitted anywhere on the property, indoors or outdoors. Violation will result in additional cleaning fees and may result in removal without refund.
Pets: No pets are permitted unless approved in writing in advance. Unauthorized pets will result in immediate removal and/or additional fees, including deep cleaning charges.
Departure: Prior to checkout, guests must remove all trash and perishables and load and run the dishwasher. Failure to do so may result in additional cleaning fees.
Minimum Stay: During peak season, rentals are Saturday to Saturday with a 7-night minimum stay.
Important AcknowledgmentThe primary guest is responsible for the conduct of all occupants and visitors. Any violation of House Rules may result in additional fees, forfeiture of rental payments, and/or removal from the property in accordance with VRBO policies.
