For nearly 30 years, Luxury Villas by the Sea has been creating exceptional vacation experiences in some of the most sought-after beach destinations in Delaware and South Florida.
What began with a passion for beautiful coastal homes has grown into a collection of distinctive luxury properties supported by a dedicated, hands-on team. We believe a truly memorable stay is about more than the home itself—it’s about thoughtful preparation, personal service, attention to detail, and knowing there are real people behind the scenes should you need us.
From your first inquiry through your final day at the beach, our goal is simple: beautiful homes, exceptional service, and an experience that makes you want to return year after year.
Meet Our Owners
Meet Marcia Schieck-Greenfield, Founder & CEO, and Rich Greenfield, Chief Operating Officer, the vision and leadership behind Luxury Villas by the Sea.
For nearly three decades, Marcia and Rich have combined their passion for coastal living, beautiful homes, and hospitality to create vacation experiences centered around quality and personal service.
Their hands-on approach continues to shape the company today. From property design and improvements to the details that influence each guest’s stay, they remain personally invested in maintaining the standards that have earned the trust of generations of returning guests.
Our Delaware Team
Danielle Marenco, Director of Operations & Guest Experience, oversees daily operations, reservations, and the guest experience, helping ensure every stay is thoughtfully coordinated from booking through departure.
Theresa Marsico, Property Inspector, carefully inspects our homes before guest arrivals, helping ensure each property meets our standards and is ready to welcome the next family.
Jorge Morales, Master Carpenter, provides skilled craftsmanship, maintenance, and property improvements that help keep our homes beautiful, functional, and exceptionally maintained.
Together, our Delaware team provides the personal attention and behind-the-scenes care that allow our guests to arrive, settle in, and simply enjoy their time at the beach.
OUR PROJECT TEAM
Beautiful vacation homes require continual care and investment. Our Delaware Project Team — Richard Miller, Jorge Morales, and Axel Morales — works behind the scenes on renovations, repairs, improvements, and special projects throughout our Delaware portfolio.
Their craftsmanship and attention to detail help us continually improve our properties while maintaining the quality and character that make each Luxury Villas by the Sea home unique.
Our Florida Team
Our South Florida guests receive the same personalized service and attention to detail that define the Luxury Villas by the Sea experience.
Ed Buerk, Founder & CEO of Shore Break, LLC, provides local, on-the-ground support for our Palm Beach County properties. His local knowledge and hands-on presence help ensure our guests have attentive assistance throughout their stay.
Danielle Marenco, Director of Operations & Guest Experience, oversees reservations and pre-arrival coordination, providing guests with a consistent point of contact from their initial inquiry through arrival.
Together, our Delaware and Florida teams provide the personal service, local support, and professional oversight our guests can depend on.
