This home was custom built in 2023/24 and the owners spared no expense. Reclaimed hardwood pine floors grace the three main floors and are accentuated on the first level with a custom wood beamed ceiling. When you walk through the door you will simply be amazed by the details the owners envisioned and brought to life. The main level has an open concept great room with gourmet Viking kitchen, double refrigeration, freezer drawers, beverage bar and a 5x14 quartz center island that seats 7 persons comfortably. There is also a European style antique dining table that seats 14. This space lends itself perfectly for those that want the ultimate in pampering....a Chef prepared family dinner (chef services can be arranged). There are two living areas, one with a gas fireplace, in addition to gathering space on the front and rear screened porches. There is also a large living area on the top floor with a 75-inch tv and fireplace. Both upper-level bedroom floors have full beverage bars with refrigeration and coffee makers. The lower level is approximately 1,000 sq feet and boasts a king bedroom ensuite living area with fireplace and dining table for kids' activities. This floor has a separate entrance to the pool in addition to interior access. There is an elevator to all four floors.
Guest bedrooms are situated on all four floors. The main floor can accommodate 2 people in the queen ensuite with a shower. The lower level (below ground) has a king ensuite. The second level has 2 king ensuites and 1 queen ensuite while the third level houses 1 king & 1 queen ensuite in addition to two “kids” rooms that share a bath.
The owner only rents this home for two weeks in July. Chef Services, Private Boating, Musicians can be arranged up request. Please inquire for more details.

Policies
Payment Policies
A partial payment in the amount of 50% of the grand total is due upon booking. Remaining payment is due no later than 60 days prior to arrival. A separate refundable damage deposit is required in the amount of $2,500.00. Instead of directly charging for the damage deposit, a hold will be placed on the payment card on file 60 days prior to arrival. It will be automatically released on 21 days after check-out, provided no charges apply.
All rental payments are non-refundable for any reason, including cancellations, government shut downs, etc., except as expressly set forth below. The guest has the option to purchase travel interruption insurance through various vendors. Rental payments may be refunded only if the Landlord or its agent is able to re-rent the accommodations to a third party during the rental term of this agreement, in which case the rental payments may be returned to Guest after receipt of payment from the third party less the sum represented by: (1) a cancellation fee in the amount of 15% of the gross or total rent due under this agreement and (2) the difference between the rental payments received under this agreement and the payment collected from the third party. In the event the Landlord elects to make a partial refund AND the Guest is also collecting a refund from a travel insurance company, the Landlord’s refund will not be greater than the difference between the amount paid by the Guest to Landlord and the amount refunded by the insurer. A Guest must show proof of payment received by the insurance company prior to payment being issued by the Landlord. Nothing herein shall be interpreted to obligate the Landlord to re-rent the accommodations or return any rental payments collected in the event of cancellation by the Guest.

Rules
For the purpose of this agreement, Child means any guest 15 years of age or younger.
Quiet hours are between 10 pm and 8 am EST.
This is a no-smoking property, inside or out.
No pets are allowed, unless previously authorized . Dogs are allowed with a pet fee.
The total number of occupants shall not exceed the number outlined in the lease unless agreed upon in writing.
All trash and perishables must be disposed of and dishes washed prior to departure.
During peak season, this is a Friday to Friday, 7 day minimum rental
We do not accept reservations for groups where the primary renter or the majority of the group is under the age of 30. We reserve the right to cancel bookings that do not comply with this policy.
